Ahmedabad residents will face higher costs when buying homes or offices. The Ahmedabad Urban Development Authority (AUDA) has decided to increase development charges for the first time in 40 years. This decision was made during an AUDA board meeting on Tuesday. The proposed increase will be sent to the state government for approval. Once approved, new development charges will apply to all construction projects in the city.

Development charges are fees paid by builders when they seek approval for construction plans in areas governed by the Ahmedabad Municipal Corporation and AUDA. These fees have been increased tenfold, raising the cost from Rs 25 to Rs 75 per square meter. The previous rates ranged from Rs 4 to Rs 15 per square meter. This significant increase is expected to make building projects more expensive, which will likely lead to higher property prices.

The decision to raise development charges comes after a gap of over 40 years. If the state government approves the proposed charges, many new constructions will see an increase in costs. This rise in development charges could turn the dream of owning a home into a challenge for many. In the past, AUDA proposed an increase in development charges seven years ago, but the state government did not take action at that time.

The proposal also includes the approval for new town planning schemes in areas around Ahmedabad. For instance, a new scheme for the K3 zone has been sent to the government for approval. This scheme is expected to enhance development in the region.

Additionally, AUDA has received approval for constructing gardens and implementing plantation activities in various town planning projects. The initiative will see the planting of 1.20 lakh trees using the Miyawaki method on approximately 99,000 square meters of land. Non-governmental organizations will maintain these trees for three years.

The increase in development charges may also lead to more scrutiny of the property market. Builders may have to reconsider their pricing strategies. The impact of these changes will be closely watched by potential homebuyers and investors.
