The Gujarat Real Estate Regulatory Authority (GujRERA) has announced that all real estate projects in the planning area must register by July 16, 2025. This requirement is part of the Real Estate (Regulation and Development) Act, 2016. It aims to ensure that buyers are protected and that developers are accountable. Developers must submit quarterly progress reports for their registered projects on the GujRERA portal. This helps maintain transparency in the real estate sector.
In Surat, the authority approved the construction of a project named ‘Aroma Heights’. The Surat Urban Development Authority granted permission for this project. Following the registration with GujRERA, the developer was expected to provide regular updates. However, the developer failed to submit the quarterly reports on time.
As a result, the Surat Urban Development Authority requested information about the project’s status. Due to the lack of updates, the authority has decided to suspend the project. This means that marketing, booking, or selling any units in the Aroma Heights project is now prohibited until further notice.
Suspension of a project’s registration can lead to penalties. If the developer continues marketing or selling units without registration, they can face legal action under the RERA Act. Notices have been published on the GujRERA portal regarding the suspension, and relevant offices have been informed.
Furthermore, GujRERA is taking action against builders who collect booking amounts from buyers before obtaining registration. Reports indicate that a builder in Gandhinagar took ₹1 lakh from a buyer without a valid registration. GujRERA has initiated proceedings against such practices, which violate the regulations.
The authority is committed to ensuring transparency and protecting buyers. They plan to form teams to investigate these practices across different zones. Many builders advertise their projects and take booking amounts before obtaining RERA registration, which is against the law. GujRERA aims to address these issues effectively.
The authority is also monitoring social media for any violations. If builders violate regulations, they may face fines up to 10% of the project’s cost. GujRERA’s actions will help maintain integrity in the real estate sector and ensure that buyers can trust developers.
In summary, the Gujarat Real Estate Regulatory Authority is enforcing strict registration rules for real estate projects. Developers must comply with these regulations to avoid penalties and ensure a smooth process for buyers. The implementation of these rules will benefit both buyers and the real estate market in Gujarat.
